new house plan

Here's this week's plan from the architect. Reduced floor space means we spend less of the next 20 years working for the bank. Comments welcome. And yes, I know the door hits the couch in the TV room at the moment. One of them will have to go.

Second floor plan will follow when I have time to draw it up.

  1. So, have you lost the third level? I liked the idea of the three levels - truly a tower, but defined areas for distinct activities/people-groups. It is such a luxury to have several living areas - this could be lost with the more economical version, though? At least you would still have two living areas downstairs...

    Love the lounge area being focussed on the fireplace. Nothing better for winter conversation than sitting around in comfortable chairs watching the flickering flames.

    Just a comment from our experience in homes - a window in a bathroom (thinking of third-level en suite) is a plus. Wardrobe can be windowless, but there is something about having sight and air possibilities from a bathroom window... Also would recommend having separate doors from the master bedroom into each, rather than accessing one from the other. We got quite mouldy in our walk-through wardrobe in one house because moisture from the (windowless) en suite just seemed to settle in that small area. All may be irrelevant comments if there is now no third level or en suite :-).

    Practical vs ideal - may you find a happy medium.

  2. Really useful advice Sheryl, thanks. I haven't given away the earlier design but there are issues with fire regulations (three floors requires a fire-proof stairway) and the middle floor bedrooms are accessed from a living area; not allowed apparently. The other issue is budget, despite the relative build efficiency of the three-storey tower.

  3. I like this revised version for the ground floor. Given how compact it is, maybe you could use sliding doors in areas like the media room, toilet. I don't know if the kitchen layout is sorted, but I would use that wall where the cooktop is for all your floor to ceiling stuff i.e: pantry (corner one), fridge and as much storage as you can cram in. When we did our new kitchen I still had to chuck out about half of my kitchen stuff as I had nowhere to put it all. Good progress, can't wait to see the next floor...Tracey

  4. The kitchen layout is the key and we're thinking of making it a half metre wider to allow for units on both sides.
